The garden surrounding the property spans approximately 1250 square meters, with lawn areas for relaxing in the sun or shade. The gardens provide an opportunity to soak up the stunning panoramic views.

The pool is 12 x 6 meters. It enjoys all-day sunlight and is not overlooked. Amenities include sun loungers, an outdoor shower beside a shaded pergola, Wi-Fi, floating beanbags and garden games.

The back of the property features a large tiled terrace with a wooden pergola, offering a comfortable dining and lounge area. From here, you can enjoy views of Todi and the surrounding countryside. This space is perfect for alfresco meals and sunset aperitivos.

There is an outdoor kitchen which includes a bar, BBQ and pizza oven, to the rear of which is a fragrant herb garden.

The ground floor level of the villa is completely open plan.

From the fully fitted kitchen, the layout flows through to the dinning area and to the main lounge with a wood burner and picture window with stunning views of Todi and the distant hills. From here there are double sliding doors leading out to the covered pergola.

There is an additional large lounge with fireplace, as well as a separate snug with TV, a utility room and downstairs toilet.

All of the rooms downstairs have WiFi connectivity and air conditioning.

Upstairs there are five double bedrooms with superking beds.

Three bedrooms have en-suite showerooms.

The final two spacious bedrooms can remain with super king beds or be converted into twin beds. They share a bathroom, complete with a freestanding bath and separate shower.

Each bedroom has air conditioning and all windows upstairs have mosquito nets. There is WiFi connectivity throughout.
